Some neighborhoods located within the watershed of the Loxahatchee River continue to use septic systems for wastewater treatment and disposal. The Loxahatchee River District proposes to continue the sewer installation program, whereby homes in these neighborhoods are connected to the regional sanitary sewer. In preparation for these future phases, the District commissioned a special consultant to prioritize neighborhoods for providing sewer service. The priorities resulting from this effort will be used as the blueprint for the continuation of the neighborhood sewer installation program. Peninsular Road, Jupiter
This neighborhood consists of five houses on a peninsula into the Loxahatchee river south of Riverside Drive.
Residents have been notified of the proposed sewering program to provide low-pressure sewers in this area, along with estimated costs.
The District Governing Board has approved a Notice of Intent to Assess which has been filed in the public records.
Property owners have also been provided easement documents. This will reduce project costs if executed in a timely manner.
Design is expected to be complete in May and construction completed during the summer, 2010.
N. Dover Road, Tequesta
The District has initiated design activities through the offices of Christopher Karch & Associates, Inc., to finalize providing gravity sewer to the four remaining properties on this road that have not been connected to the regional sewer system.
It is expected that design will be completed in early 2010, with construction to follow within three months and residents being notified to connect in the summer, 2010.
A Notice of Intent to Assess was filed in January, 2010.
Pine Tree Drive, Tequesta
The District has initiated design activities through the offices of Christopher Karch & Associates, Inc., to finalize providing gravity sewer to all properties on this road, which are adjacent to the Loxahatchee River.
Property onwers have been notified of the upcoming extension of sewer service to their properties in December, 2009.
It is expected that design will be completed in early 2010, with construction to follow within three months and residents being notified to connect in the summer, 2010.
A Notice of Intent to Assess was filed in January, 2010.
Woodside Trail, Jupiter
The District has initiated design activities through the offices of Christopher Karch & Associates, Inc., for the provision of sewer service to one of the last areas north of Center Street that has not been connected to the regional system.
The neighborhood is proposed for the provision of a low-pressure sewer system.
It is expected that design will be completed in early 2010, with construction to follow within three months and residents being notified to connect in the summer, 2010.
Notice of Intent to Assess has been filed in the public records.
Design is approximately 70% complete with District review completed. A meeting will be held with homeowners prior to construction.
Pennock Point Interior
This is the last area of Pennock Point to be provided sewers since the project was started in 2005. The project includes properties on Mystic Court, Point Lane East and Old Fort Jupiter Road.
Notice of Intent to Assess has been filed in the public records.
The District has selected the engineering firm Keshavarz & Associates for engineering services on this project. Design is approximately 60% complete and should be completed in March along with permitting.
Property owners have been notified by mail of the upcoming activities and have been provided general information on the project.
Waterway Village Phase V
The District Governing Board has approved the Notice of Intent to Assess. District Engineering has prepared project design, drawings and obtained permits.
A meeting was held with property owners on January 26, 2010 to provide information on the upcoming construction and answer questions.
Construction was begun on February 19, 2010 and is estimated to be completed in 60 days. Construction will proceed from Cove Road to Coral Place and finish on Waterway Road.
Property owners will have one year to connect after receiving notice that lines are available for connection.
All properties should have submitted service location (green) sheets by now to assure proper locations.
N. Riverside Drive Phase II
Construction has been completed and property owners have been notified to connect to the sewers.
The final assessment has been calculated to be $4,768.82. Property Onwers have been provided written notification of the final assessment and payment procedures in December. Payment of the total assessment has been extended to May 1, 2010 without incurring interest.
Jupiter Highlands/Pennock Point Interior
The Open House for this project was held on August 4, 2009 to respond to resident questions.
The District has obtained grants to be applied to the upfront costs of connection. Additionally, residents will be offered financing options for payment of any balance of Connection Fees, if needed.
Engineers have completed design and received permits for construction of the sewer facilities. Bids were solicited in October, 2009 and a construction contract was awarded to The Lazarus Group, Inc. at the November Board Meeting.
Construction began on January 4, 2010. Construction of main lines is nearly complete. Service boxes will be installed starting the week of January 18th and should take approximately three weeks.
A final inspection of the project is scheduled for February 24, 2010. Any property owner issues regarding restoration should be forwarded to the District at this time.
Property owners will have one year to connect after receiving notice that lines are available for connection.
Loxahatchee River Road Force Main
Construction has been completed and permits received to activate the sewer system. On August 4, 2009, Property Owners have been notified of the requirement to connect to the sewers and have been provided information regarding making connection to the sewer.
The final assessment role has been adopted and notice of the final assessment role approval has been advertised in local papers and mailed to property owners.
Most homes will have an assessment of $6,110.01. Homes over 5,000 s.f. under air conditioning will have an assessment of $11,428.05.
The assessment may paid in full prior to May 1, 2010 without interest charges.
Juno Beach Ridge
This project has been completed and property owners have been notified of the requirement to connect by February 3, 2010. Those properties that have not connected or been inspected by the District have received reminders to connect.
The assessment amount is $9,197.24 and if not paid by May 1, 2010, the first payment of $859.73 will be on your November, 2010 Property Tax Bill.

Tidewater Drive/Circle
The construction of this project has been completed and notices have been issued to the property owners of the availability of sewer service. This notice was issued on November 7, 2008.
The District has finalized the assessment for this project at $14,044.34. If this amount is not paid by May 1, 2010, an annual payment will be included on the November, 2010 Property Tax Bill in the amount of $1,312.83.
Limestone Creek Road North
(North of Church & East of Limestone Creek Road)
Palm Beach County has constructed a gravity sewer system to serve this area.
The system has been turned over to the Loxahatchee River District, property owners have been notified of the requirement to pay connection fees and connect to the sewer system within the State required one (1) year period. Properties must be connected prior to October 2, 2009. Properties not connected at this time have been turned over to attorneys for collection of delinquent fees or to make legal filing with the court to require connection.
Vacant properties will not be required to pay or construct any facilities at this time.
Cinquez Park
Palm Beach County proposes to construct gravity sanitary sewer facilities in the area of Cinquez Park East and Carver Ave.
Property owners should be aware that upon completion of the construction they will be notified of a requirement by the State of Florida that they connect their property to the available sewer line. Prior to making connection they must pay the appropriate connection fee for the house on the property. The fee currently ranges from $2,076.00 to $3,633.00 depending on the number of toilets in the house. Additionally, homes that were built prior to April 1, 1981 receive a $500.00 credit. Toney Penna Drive Industrial Area
The District consultant engineers completed a design report for the provision of sanitary sewers to this area and a meeting was held for property owners in May, 2003 to present the findings. Based upon the available property for the installation of sewers, it appears that the use of low-pressure sewers is the most feasible alternative.
An alternative was discussed, for the provision of gravity sewers however, suitable easements would have to be obtained. This could be less expensive and provide a preferred method of service.

Future Projects
